agents with significant experience and knowledge of the local real

Why is OwnersEquity different?

OwnersEquity is
different because we charge a fixed fee of only
$6,995 to list your house. We
provide the same care and attention as the more established real
estate firms; the big difference is
that you pay a fixed fee instead of a percentage of the sale.
In most cases, sellers will save $10,000 or more (when compared to
companies charging a 6% commission) when they use us to sell their
house.

What is "Full Service" and doesn't everyone offer it?
A.
Just about everyone says they provide full service but it
means different things to different companies. The more traditional
real estate companies charge you a percentage of your home's sale
price when you hire them. With them, full service comes with a big
price tag. The lower end "sell it yourself" type companies
promoting a fixed fee generally require you to do some or much of the
work yourself to keep their fees low. Some of these companies are
happy to provide the "additional services" you want because they
charge you for them. With
OwnersEquity, everything is included.
You get the best of both worlds; true full service at a "sell it
yourself" price.

How does it work?
A.
As your real estate company, we work closely with you to list,
advertise and sell your property. We manage the listing
process, develop a comprehensive sales/marketing plan, create an
advertising program specifically for your house, represent you in all
contract negotiations and oversee the escrow/close process as your
advocate.

What about the “buyer side” of the transaction?
A.
There are generally two sides to a property transaction. The
"listing side" agent represents the person selling the property. The
"buying side" agent represents the person purchasing the property.
The OwnersEquity model
saves you money by using a fixed-fee structure on the listing side of
the transaction. When another agent (selling side agent) presents
an offer that you decide to accept, you pay a commission to that
agent. Your savings occur by taking advantage of
OwnersEquity’s fixed
fee service when you list your property with us. Your savings will
be significant and remember, we're talking about your money.

Will I really save money using OwnersEquity
over the traditional real estate companies?
A.
YES! Remember, when you use a traditional real estate firm, the more
your house sells for, the more you pay them. There is no cap on
their commission; it’s a percentage of the sales price of
YOUR house. The more your house sells for, the bigger the
commission and remember, this is YOUR money! We are
different! With OwnersEquity, the more your house
sells for, the more you save.
We charge a fixed fee of only
$6,995 for our services whether
your house sells for $500,000 or $1,000,000. With
OwnersEquity, the
more your house sells for, the more cash you put in your pocket. And
who doesn't want to keep their own money!

What if you find a buyer for my house?
A.
When OwnersEquity finds
the buyer for your house (instead of another agent), we'll
take $1,000 off the “buyer’s agent fee” as explained in the listing
agreement. It’s another way we work to save you money.
Q. I
want a large real estate company with lots of agents working for me.
What can you offer?
A.
First, there is a general misconception that the large real estate
companies have lots of agents working for you. Real estate
agents do not work for the companies they represent. They are
independent contractors and only rent desk space from these
companies. As independent contractors, they work for themselves
and generally focus only on transactions where they will receive the
commission.
OwnersEquity by
design has only a handful of agents. We’re more concerned with doing
things right rather than renting desks and having lots of agents.
Unlike most real estate companies who are always recruiting agents,
we invite only a few, successful local agents (already known to us)
to be on our team. As a result, we work very well together and
the quality, integrity, market knowledge, negotiation, planning
skills and results are top notch.

Q.
What will you do when you list my home?
A.
OwnersEquity will put in
the time and energy to make sure your home is prepared, presented and
marketed in such a way so you'll receive maximum value
when it sells. We work with you to prepare your house for sale
(pre-sale home preparation and staging advice), register your
property with the Multiple Listing Service (MLS), promote your
property to other local real estate offices and agents, bring in a
video team to shoot a “360 degree video” and "digital
still shot" home tours for placement on both the Company’s
website and other real estate websites for potential buyers to see.
We also advertise your property extensively in local papers and
magazines. In short, instead of just placing a “for sale” sign on
your property, we work very hard on your behalf to get you the
results you want. We also do "Open Houses" instead of asking you to
host them. It's all included in the fee. Remember, we provide
FULL SERVICE for a
fixed fee.

What professional affiliations does
OwnersEquity have?
A.
We are members of the National Association of REALTORS®(NAR), California
Association of REALTORS®(CAR), Santa Clara County Association of
REALTORS® (SCCAOR),
San Benito County Association of REALTORS® (SBCAOR) and the South County
REALTORS® Association (SCRA). Our agents are knowledgeable, highly
experienced, full time professionals who work and live locally.

After you sell my home, can you help me buy another one?
A.
Absolutely! And, when you use
OwnersEquity to sell your current house, we'll
rebate you $1,000 toward the non-recurring closing costs of your next
home (payable at close of escrow). When listing your home, ask us
about the “Buyer’s Rebate Program”. We want to help you save even
more money!
Q. Can you help arrange financing
for my next home?
A. Yes...as part of
our full service philosophy, we'll help you with everything from
finding your next home, to calculating costs, arranging financing,
structuring an offer, purchasing the property and closing escrow.
If there is any other assistance needed, we're happy to provide it.
Q.
What don’t you do?
A.
It’s very simple. We don’t charge you a large, percentage based
commission to list your house.
OwnersEquity believes that local housing prices are
high enough that we can make a reasonable profit by charging a fixed
fee for our services (only $6,995).
After all, it’s your house and your money and we think you should
keep more of it!
